Foundation — The Dickens Island Vision
Our founders acquired a neglected parcel on Dickens Island with a plan that local planners called ambitious. The first project — a 12-unit residence with floor-to-ceiling glazing oriented toward the Derwent — broke ground in March. Every unit sold before the roof went on.
2012
Harbour Terrace — Redefining Waterfront Living
Our second development introduced a philosophy we still follow: integrate landscape, not dominate it. Harbour Terrace's 28 apartments were designed around existing eucalyptus groves, with private garden courts that blur the line between interior and exterior. The Tasmanian Architecture Award followed in 2013.

We introduced Tasmania's first dedicated residential concierge programme. The Ivyland Collection — Three Buildings, One Philosophy
Our most ambitious project unified three distinct buildings under a single design language: Tasmanian hardwood, handmade ceramic tile, and passive solar orientation. Sixty-one residences, each with a unique floor plan. No two apartments share the same view angle.

Design Principles We Never Compromise

Orientation Before Aesthetics

Every floor plan begins with sun path analysis. We position living spaces to capture northern light in winter and shield bedrooms from western heat in summer. Beauty follows function.

Material Honesty

We use Tasmanian hardwood, local stone, and hand-selected ceramic. No vinyl pretending to be timber. No render hiding poor brickwork. What you see is what the building is made of.

Acoustic Sovereignty

Our walls exceed NCC acoustic requirements by a minimum of 8 dB. You will not hear your neighbours. This is tested post-construction, not just modelled in software.

What structural warranties do you provide?

All Grand City buildings carry a 25-year structural warranty underwritten by an independent insurer. Appliances and fit-out elements are covered by manufacturer warranties, typically ranging from 2 to 10 years depending on the component. Our maintenance programme proactively addresses wear before warranty claims become necessary.
